If you’re in the process of house hunting and perusing new homes in San Marcos, you’ve probably seen the term “master-planned community.” How do these types of communities differ from your traditional neighborhoods? For one, they offer abundant amenities with the goal of bringing like-minded neighbors together in a cohesive environment!
Typical master-planned communities may have a community clubhouse and pool, maybe even a park. But TRACE in San Marcos is proud to offer a greater number of unique amenities including educational and commercial facilities located within our development.
If you want to see an example of a master-planned community, check out TRACE in San Marcos. Here’s what we offer and what you’ll love about living in a true master-planned community.
Recreation
With six parks inside our development, you can go on any kind of adventure. Bike, walk, run, or wander among the native grasses and wildflowers. Residents will enjoy all that the Texas sun and nature have to provide with the private amenity center’s resort-style pool and splash pad. Athletes can practice their skills on the sports fields or sand volleyball court.
Celebrate a special occasion or just spend time with family in the covered pavilions and picnic areas with tables. Kids will relish the playscapes and wide-open spaces.
Education
A new San Marcos Consolidated Independent School District elementary school in TRACE will open the fall of 2019. Not only will students in the TRACE community have a short trip to school, but parents will also be at ease knowing their children aren’t far from home.
San Marcos CISD schools are committed to ensuring strong student performance and academic rigor, creating a culture of high expectations, closing achievement gaps, and building partnerships with the community.
The district supports just under 8,000 students in all grades across 11 schools. It averages 14 students per teacher and has produced 20 AP scholars. The number of students enrolled in AP courses has increased by more than 50 percent between 2016 and 2017. Students taking the PSAT/NMSQT has climbed by 74 percent and SAT by 42 percent.
Retail and Commercial Space
TRACE in San Marcos has set aside 60 acres just for commercial and retail space. In addition, the San Marcos Premium Outlets and Tanger Outlets are just minutes away! Residents will have access to everything they need without leaving the community. Stay tuned for future announcements on the stores coming to our commercial and retail spaces.
There will also be a fire station a few blocks from the on-site elementary school. Refer to the site plan to get an idea of how the community will look upon completion.
Different Types of Housing Options
Pacesetter Homes and Buffington Homes are building new homes in San Marcos in TRACE. They both have experience building homes to last no matter what Mother Nature has in store. Each builder has its own style of homes. Between these two builders, future homeowners will find the right home and floor plan. There will be multi-family housing available for those who want a smaller place with less upkeep.
